How many and where are Svenska Bostäder’s student housing located?
Answer: Svenska Bostäder manages approximately 750 student apartments. We currently have student apartments in Kista, Hässelby Gård, Hammarby Sjöstad, Östermalm, Liljeholmen, Kungsholmen and Södermalm.
How long will it take before I receive a student apartment from Svenska Bostäder?
Answer: It depends entirely on the time of the year, size of the apartment and the number of applications for each apartment. Your queuing time starts the first time you log on to your student site. Students with the longest queuing time, who actively register interest for apartments, will also receive apartment offers.
I have not been accepted to any course/program. Can I register in the queue for a student apartment?
Answer: Yes. You can apply after your 18th birthday and before you have been accepted to a program/course. But, remember that your application is only valid for two years. After that, you lose your queuing time. In order to sign an agreement, you must be an active student.
How do I register without a Swedish personal registration number?
Answer: Apply with your date of birth (yymmdd). When you push the Save button, a username is created. It contains your birth date + four characters (for example: yymmdd-AYVV). Use this together with your personal code to login.
Can I be given priority for a student apartment?
Answer: No.
How often should I visit the website to check for new vacant apartments?
Answer: Vacant student apartments are entered on any given day of the week. Each apartment remains on the website for not less than 24 hours. To be on the safe side, it is recommended that you visit the website once every 24 hours.
How do I keep my application valid?
Answer: By logging in at least every six months.
How long is my queuing time valid?
Answer: Two years from the date of registration.
If I accept the offer, is it binding?
Answer: The principal rule is that you should not book an apartment if you have no intension of living there. If you decline after receiving a contract you will be deregistered and will lose your queuing time.
Does Svenska Bostäder rent out rooms in student dormitories?
Answer: No. All student apartments have their own bathrooms and kitchen facilities.
How long may I live in my student apartment?
Answer: You may live in the student apartment as long as you are studying no less than 15 credits per term at a college, in which the students’ union is affiliated with SSCO, the federation of student unions in Stockholm. No contract can be signed for less than 3 months.
Can I sublet my student apartment?
Answer: If there are valid reasons and you have been living in your apartment for not less than three months, you may sublet your apartment to another student. During the period June to August, the sublet tenant is study free. You must always contact Svenska Bostäder for permission for subletting.
Can I exchange my student apartment with another student tenant of Svenska Bostäder?
Answer: Yes, on condition that you have approved reasons and that both are active students at a university or college whose student body is affiliated with SSCO, federation of student unions in Stockholm. You must always contact Svenska Bostäder for permission for exchanging apartments.
Can I exchange my student apartment for a normal apartment?
Answer: No. However, if you live in the same apartment not less than two years, you can register with Svenska Bostäder’s internal housing service. When you have registered there, you will be able to apply for a normal apartment.
Can I transfer my student apartment to another student?
Answer: You apply for transfer from Svenska Bostäder, which processes each application in accordance with the regulations of the Housing Act.
What is included in the rent for my apartment?
Answer: In addition to the apartment, heat, water and in certain instances household electricity.
Do I have to pay rent in the summer?
Answer: Yes. There are no rent-free months.
When shall I pay my rent?
Answer: The rent is paid in advance, at the latest the last working day in every month.
Is it possible to rent furnished apartments?
Answer: No.
Am I entitled to housing allowance?
Answer: Information on housing allowance can be obtained from Försäkringskassan (social insurance office) in the district in which you are registered.
Is there a laundry facility in my building?
Answer: There is always a laundry facility in the building or the building close by.
Is there broadband in my apartment?
Answer: All Svenska Bostäder’s apartments in North and South Järva and in Vällingby, Grimsta and Vinsta have access to correct broadband via SB Bredband. The extension is in progress in several other areas. In addition, Comhem is entitled to use our cable-TV network to supply Internet service Chello to tenants who signed subscriptions.
Am I allowed to paint the apartment myself?
Answer: Yes you are. But, it should be done by professionals. If the painting or wallpapering is poorly done or you have chosen strong colors, you may be liable for damages or be forced to restore the apartment to its original condition.
Where do I turn with complaints?
Answer: All complaints are handled primarily by the landlord (bovärd) and secondarily your area office. If you are being disturbed by a neighbor you should firstly speak to him/her. If this does not help, contact the landlord or the area office.
What is Svenska Bostäder?
Answer: Svenska Bostäder owns and manages housing and properties in Stockholm. Svenska Bostäder is owned by the City of Stockholm and is Sweden’s largest property company.
