Who can apply for student housing?
Students that are studying or will shortly be starting their studies at a university or any of the colleges whose student body is affiliated to SSCO, the federation of student unions in Stockholm. The minimum age is 18.
This is how it works
To initiate your queuing time, you must log in once at svenskabostader.se/student after registration.
You must then log in at least every six months to retain your position in the queue.
Your application is valid for two years from the registration date. Your application will expire two years after the registration date, you will be automatically deregistered and you will lose your queuing time. There is no guarantee that you will receive housing within two years.
In order to receive offers for student apartments, you must be active in your search and register interest in apartments yourself. Vacant apartments are shown on the website for not less than 24 hours, normally a few days. You can apply for a maximum of three apartments at one time.
When you have applied for a vacant apartment, the queuing time determines your queue position for that precise apartment. Offers are sent via e-mail to applicants with the longest queue position that have applied for the apartment. If you are interested in the offer, you accept on the website. The applicant with the longest queuing time that accepted the offer will receive information via e-mail pertaining to the signing of the contract. The contract will begin to apply from the time you receive a signed contract from Svenska Bostäder.
If you have accepted an apartment and received a contract in the mail, it is binding. If you decline the apartment, you lose your queuing time.
When you have received an apartment, you will be deleted from the queue. You have the possibility to reregister but your queuing time will start from zero.
Name and address
One prerequisite for not losing any apartment offers is that you should always update your contact information. You are responsible for ensuring that information pertaining to your address, telephone number and e-mail address are current. You can change these on the website at any time.
Rental terms
To sign a rental agreement, you must present valid identification with a receipt from payment of student’s union dues for the current term. The student body shall be affiliated to SSCO, the federation of student unions in Stockholm. Study data or active study certificates must also be presented in conjunction with the signing of the contract. Svenska Bostäder reserves the right to conduct an independent check on the applicant.
Student housing is granted as temporary housing on condition that you conduct active university studies (at least 15 credits/term). You do not have the right to transfer the rental rights.
Moving in
Possession of the apartment occurs on the 1st or 16th of the month. If moving day falls on a Saturday, Sunday, other public holiday, Midsummer Eve, Christmas Eve or New Year’s Eve, moving will instead take place on the following workday.
Rent
Rent is paid on a monthly basis in advance. The rent is paid for the 12 months of the year. The rent level is established in accordance with negotiation procedure of the tenant’s association in the Greater Stockholm area, which applies for other Svenska Bostäder housing.
Study data check
You must achieve no less than 15 credits per term. Svenska Bostäder conducts annual checks of the residents’ study performance. Svenska Bostäder can terminate the rental agreement if you discontinue your studies.
Notice of termination
The rental agreement is a provisional agreement with a three-month termination notice. The mutual notice of termination is three months.
Apartment change
Change of student housing refers to the exchange between two tenants within Svenska Bostäder’s housing portfolio. The exchange can be approved if both parties fulfill the requirements in terms of study merits (no less than 15 credits per term) and are able to present a receipt for paid student’s union dues for the current term. Certificates are presented in conjunction with the signing of the new rental agreement.
Subletting
You can sublet if there are valid reasons and you have lived in the apartment for not less than three months.
The sublet tenant must also be a student. During the period June to August, the sublet tenant is study free. As the firsthand tenant, you are also responsible for the apartment during the sublet period. You must always contact Svenska Bostäder for permission to sublet.
Cable TV and Internet
Today, Svenska Bostäder offers three possibilities for fast Internet connections.
- ComHem, which is the cable-TV network operator in most of our properties. It include TV, telephony and broadband.
- ADSL-suppliers (via the TV-network). The largest companies that supplies ADSL are Telia, Bredbandsbolaget, Tele2 and Glocalnet.
- TV, telephony and broadband via SB Bredband.

Electricity
Electricity is not always included in the rent. In most cases, you must sign a subscription yourself for household electricity at HemEl.
Furniture
All student apartments from Svenska Bostäder are rented unfurnished.
Housing standard
Every student apartment at Svenska Bostäder includes bath or shower, kitchenette or kitchen, refrigerator and in most cases a freezer. There is access to a common laundry room in the property or the area. Other common facilities are normally storage, bicycle room and garbage room with sorting of household waste.
Home insurance
It is important that you obtain your own home insurance in the event of unforeseen occurrences. As a student, you often receive discounts from insurance companies.
Parking
In certain areas there is the possibility to lease your own parking space. Contact the landlord for more information.
Pets
Pets are allowed in student apartments.
Other
When applying for ordinary housing, tenants of student housing may take into account their occupancy period, which must amount to not less than two years. The conditions for registration are the same as for other tenants. Interested parties may contact his/her area office at Svenska Bostäder.
